If you’re thinking about buying a property in Sóller or anywhere in Mallorca and you’re not a Spanish resident, there’s one document you absolutely can’t skip: the NIE.
What is the NIE?
The NIE (Número de Identidad de Extranjero) is your official tax ID number in Spain. Every foreigner who wants to buy property, open a bank account, or even sign up for utilities in Spain needs one.
Why do you need it when buying a house?
Spanish law requires all non-resident buyers to have an NIE before they sign for a property. Without it, you simply can’t complete the purchase. The notary, Land Registry, banks, and even utility companies will ask for your NIE.
When should you get it?
Apply for your NIE as soon as you start looking for property. Processing times can vary—a week if you’re lucky, sometimes several weeks if it’s busy.
How do you get it?
- Fill out the official form (EX-15)
- Bring your passport and a passport photocopy
- Explain you’re buying property (a simple letter in English is fine)
- Book an appointment at the police station in Mallorca or at your local Spanish consulate
- Pay the government fee and submit your documents
Can you apply before coming to Spain?
Yes. Many of our clients start the NIE process at the Spanish Consulate in their home country before visiting Mallorca. You can also apply once you arrive.
Local tip:
Bring both originals and copies—and don’t forget proof of why you need an NIE (a letter from your real estate agent is perfect).
